Tenant build-outs are often an integral part of renting a property. If you want to create a personalized space for your company, you need to customize it for your needs.

Finding a perfectly fitting space is time-consuming and often impossible. However, adjusting the existing property to suit your needs is fairly common.

If you are planning to lease a property, ask the owner about the possibility of a tenant build-out. While highly convenient, these build-outs aren’t always easy on the budget. Let’s take a look at several simple ways to decrease the cost of a tenant build-out.

1. Choose the Right Contractor

A build-out contractor can help you adjust the plan to fit your budget. If you’ve never dealt with a tenant build-out before, it may be hard to figure out how much it costs. Many business owners make the mistake of planning for an ideal space only to find out that it’s too expensive for their taste.

A reliable contractor doesn’t just help you with budget planning. They can explain what works for a particular space and what doesn’t. This can also keep you from unexpected build-out expenses.

When you are working with a contractor, you don’t have to worry about finding and organizing subcontractors. This can save you some time and money.

Have several contractors bid for your project. This way you can choose a reliable company while paying a reasonable price.

2. Follow the Regulations

When you are doing a tenant build-out, you need to check if there are any build-out regulations in the area. From national building standards to local demands, you have to make sure that you are following the law.

In case you go against some of the rules, you may face significant fines as well as extra build-out expenses. If you aren’t sure what the local rules and regulations are, you can consult the property owner. They can give you valuable advice about the local law or explain where you can check the requirements.

3. Inspect the Space

Before leasing a property, take the time to inspect it. According to tenant build-outs experts from AFS General, many tenants miss important elements of the space they are about to lease. When it comes to build-outs, they are unpleasantly surprised with the lack of opportunity for site improvements.

If you already have a build-out plan in mind, speak to the contractor. They can inspect the site and find out whether your plans can be brought to life. Otherwise, you may be faced with higher build-out expenses and the inability to design your dream space.

4. Lease Furniture

If you have a limited build-out budget, you may find that it’s difficult to allocate any funds for furniture. Spend the majority of your budget on the build-out and leave just enough money for leasing furniture.

You may have enough funds to buy new furniture in the future. However, redoing the space after the initial build-out is likely to be too costly and inconvenient.

5. Negotiate Tenant Improvement Allowance

If before leasing a space, you already know that you are planning a build-out, you can agree to share the expenses with the landlord. Take the time to research your options with a build-out.  More often than not, a landlord is willing to share the costs. In some cases, the property owner may cover the entire build-out.

However, if the landlord takes care of the build-out expenses, they may also arrange the construction work on their own. This means you may not be satisfied with the result.

To ensure the best outcome, discuss build-out plans with the property owner. By sharing the cost, you are sharing responsibilities.

Final Thoughts

A tenant build-out may turn out to be more expensive than you expect. While your budget may be limited, with the right approach, it’s possible to achieve excellent results.

By speaking to professionals, negotiating a tenant allowance, and making educated design decisions, you can minimize expenses while maximizing satisfaction.

Take the time to discuss your build-out plans with the landlord. You may receive highly valuable advice.
